Home Survey Level 2 (Formerly Known as a Homebuyers Report)
​This level of service is for clients who are seeking a professional opinion at an economic price. It is, therefore, less comprehensive than a level 3 service and focuses on assessing the general condition of the main elements of a property.
This report is suitable if the property you're purchasing is a fairly modern, conventionally built house, flat or bungalow, which appears to be in reasonable condition and has not been significantly altered since construction.
This service is a visual inspection of the building, services, garages, outbuildings and grounds.

The report describes the condition of the different building elements and provides an assessment of the relative importance of the defects/problems identified, giving each section a red, amber or green rating.

We also offer a free optional telephone call post receiving the report so we can talk you through the results.

This service provides:

An overall summary using a clear ‘traffic light’ system is given, highlighting the condition of different parts of the building, services, garages, outbuildings and grounds with more detailed comments given in each section of the report.

Colour photos where defects are given a red or amber rating so you can visually see the issue we are referring to

A summary of the risks to the building, people and grounds
​​

Advise on what you should ask your legal advisor for, such as guarantees and planning and building control matters

The identification of major faults or defects found in accessible parts of the building, such as structural movement, damp issues, woodworm and rot
​​

Urgent or serious problems that need inspecting by a specialist before you sign a contract
​​

Issues that need to be investigated to prevent serious damage or dangerous conditions
​​

Advice on repairs and ongoing maintenance
​​

Legal issues that need to be addressed before completing the purchase

Information on location, the local environment and the recorded energy efficiency (where available)​

This report can be purchased with or without a valuation. Where a valuation is purchased, for a small extra cost, the following additional information is provided:

The surveyor’s professional opinion on the ‘market value’ of the property

An estimated cost of rebuilding the property for insurance purposes (reinstatement figure)
​​

A list of problems, if any, that the surveyor considers may affect the value of the property
​
As a prospective buyer, this report will enable you to make an informed decision on whether or not to proceed with the purchase, inform you of significant defects and, if a valuation is included, it will assess whether or not the property is reasonably priced. It will also assist you to identify what decisions and actions should be taken before contracts are exchanged.

A drone survey can be purchased in conjunction with the Home Survey Level 2 & 3 at a reduced additional charge.
